Cancellation Policy

  • 100% refund if cancelled 14+ days before check-in
  • 50% refund if cancelled 7โ€“13 days before check-in
  • No refund for cancellations less than 7 days before check-in
  • The host reserves the right to cancel for maintenance or extreme weather โ€” full refund issued.

House Rules & Guest Responsibilities

  • Maximum occupancy: 4 guests. No parties, events, or gatherings without prior host approval.
  • Check-in: 3:00 PM โ€“ Check-out: 11:00 AM. Late checkout ($50/hour) must be pre-approved.
  • No smoking, vaping, or open flames inside the cabin. Smoking outdoors only โ€” dispose of butts properly.
  • Outdoor firepit: use at your own risk. Fires must be fully extinguished before leaving or sleeping. Observe burn bans.
  • Outdoor tub (Toby): shower before use. No glass, food, or drinks in the tub. Cover must be replaced after each use.
  • Quiet hours 10:00 PM โ€“ 8:00 AM. The cabin is in a rural residential community โ€” be respectful of neighbors.
  • All guests assume the inherent risks of a mountain property: uneven terrain, stairs, wildlife, fire features, and changing weather.
  • Guest assumes liability for any injury sustained on the property during their stay, except in cases of gross negligence by the owner.
  • Guests are financially responsible for damage beyond normal wear and tear (broken items, stains, spills, door/window damage). Report damage immediately.
  • Lost or stolen items are the guest's responsibility. Lock doors and windows when leaving the cabin.
  • Trash must be bagged and placed in the designated bin before checkout. Excessive cleaning or trash removal may incur a $75 fee.
  • Pets allowed with prior notice. Owners must clean up after them. Pet damage liability applies.
  • No illegal activity on the premises. Violation results in immediate eviction without refund.

Hold Harmless & Indemnification

The guest acknowledges that the property is in a natural, mountainous area with inherent risks including but not limited to uneven terrain, stairs, decks, wildlife, fire features, the outdoor tub, and weather conditions. The guest agrees to hold the property owner harmless for any injury, accident, loss, or damage occurring during their stay, except where caused by the owner's gross negligence.

The guest agrees to indemnify the owner for any damage to the property or its contents caused by the guest or their invitees beyond ordinary wear and tear, including reasonable cleaning fees and repair costs.

Electronic Signature Consent

By typing your full name below and checking "I agree," you acknowledge that this constitutes a legally binding electronic signature under the ESIGN Act (15 U.S.C. ยง 7001 et seq.) and you agree to all terms stated in this agreement.

Cast iron soaking tub on the back porch. No ceiling, better views.

  • Put the drain stopper in, turn on hot water (left faucet)
  • Wait 30-40 minutes to fill
  • Don't leave it unattended while filling
  • After use: drain it and put the cover back on

โš ๏ธ Water left sitting in freezing weather can crack the tub or pipes.

๐Ÿ”ฅ Gaston (The Gas Stove)

Propane stove in the corner of the dining area โ€” your main source of cozy.

  • Use the thermostat on the wall to the right of the pendulum clock
  • Cycles on/off based on your temperature setting
  • Top and sides get hot โ€” don't touch
  • Turn thermostat off when you leave

๐ŸŒก๏ธ Heating & Cooling

Two mini-split units: one above the front door, one in the loft. Set to 71ยฐ winter / 74ยฐ summer. Remote on the window sill.

Filtered well โ€” safe to drink. Tankless water heater = endless hot water. Running >2 hot sources at once drops pressure everywhere.

Fully equipped kitchen. Coffee pods in the crockery. Propane grill on the back porch with built-in starter. Free firewood near the firepit. Lighters in the kitchen drawers.
